Luxury Home Sales in Denver July 2010

12 Luxury homes sold in Denver in July 2010. The net sold prices ranged from $995,000 to $2,321,520. 67% of the luxury homes sold within 40 days of being listed on the Denver MLS. Two homes were on the market for more than 160 days, both of these luxury homes sold for less than 80% of the
original listing price. The price per square foot ranged from $198 to $432. None of July sales of Denver luxury homes were foreclosures.

Currently there are more luxury homes for sale in Denver than in Dec. of 2009, i.e. more inventory and more noticeable: there are only TWO Denver luxury homes currently under contract. It will be interesting to see what the sales look like in another month or so as it could be predicted that the sales drop down significantly just by looking at the number of pending sales.
